Before you decide to Buy:

  • We will conduct an ongoing search of a wide spectrum of available housing, including the Multiple Listing Service, homes for sale by owners, new homes, and properties available through relocation management companies and lending institutions etc. We use the best search tools to make sure that your search is as efficient and enjoyable as possible.
  • We will assist you in obtaining loan pre-approval so that you have an accurate picture of what is comfortable for you and to strengthen any offers that we present for you.
  • You will have access to many free brochures and videos to help and fully inform you.
  • Factors that may effect future resale are explained to you (eventually we want to resell your home for you!).



When you decide on a property you like:

  • Full research is completed including tax records, title and lot information.
  • As much information as possible is obtained from the seller, the listing agent and the sales history to help you to be the most informed buyer possible.
  • A detailed Comparative Market Analysis is completed, if required to assess the market value.
  • You will be given assistance with school information and crime statistics etc.
  • You will be given an overview of market conditions and any known factors that may effect your decision including nearby developments.
  • We can give you details on estimated loan/closing costs and monthly payments.



Negotiation:

  • We expect to get fully involved in assisting you to draw up an offer and provide information on how to most effectively structure it.
  • We measure our performance by our ability to assist you get the lowest price and best possible terms.
  • Professional representation is critical at this stage.



Follow through & the move:

  • We will schedule appointments for property inspectors and appraisers and co-ordinate repairs if necessary.
  • We will monitor the post-contract, pre-closing process, to ensure all necessary documentation is completed and available for closing.
  • We will accompany you to closing and review all figures and documentation for accuracy.
  • You will get free assistance setting up utilities and services - an important chore that can be a real stress at this time.
  • You get a free moving kit, post office and voting change information.
  • You will be given free custom labels and change of address cards to send to your family and friends.
  • We will be available after closing to assist you with any unresolved or unforeseen issues.
